When is the right time to switch managing agents?
Most leaseholders think about switching agents near the end of their current service charge year. This is not necessary as we are able to facilitate a take-over at any point during the financial year.
More often than not, though,
RMC Directors
take between 3 to 6 months to make a decision which is why we send you this email around four weeks after you have received our quote, just to remind you we remain interested in managing your property!
However, it's never too early to change managing agent should your current agent be falling down on the job. Why wait and experience more delay on vital works or incomplete accounting reports? And the handover period can be as little as two weeks.
Often RMC Directors and leaseholders give their current manager one last opportunity to resolve an outstanding issue or wait until the next Director’s AGM to discuss a new appointment. Although we understand this, we would recommend you don’t leave it too late for your new managing agent should you have some time-dependant issues to resolve. If your building needs a
new roof
(something we’ve had to deal with a number of times), it would be better to appoint your new agent as soon as possible to give them time to budget and organise this major work before your property experiences too many more storms.
