Case study: Royal Naval Hospital, Great Yarmouth

The spectacular Grade II listed Royal Naval Hospital in Great Yarmouth was built in 1809 and converted to a mixed-use residential estate in 1993.

Consisting of 22 leasehold flats and 37 freehold houses, including some substantial five-bedroom homes, the properties sit within 15 acres of beautiful lawns and grounds.

The estate compromises of four independent blocks around a lawned courtyard with impressive colonnades facing the Great Court.

A complex charging schedule

Block Management UK was brought in to manage the blocks nine years ago.

The Royal Naval Hospital has five charging schedules, requiring a mix of estate and block management, and has multiple insurance coverage including public liability and buildings insurance.

BMUK was invited to take on the management of the estate and blocks after the prior management company found it difficult to track activity within the separate charge accounts.

This was of particular concern for the Residential Management Company (RMC) directors as they had no way of knowing the deficit or surplus on any separate account.

This made it very difficult to budget to allocate funds for works, leading to a lack of confidence in the financial viability of the RMC.

Reliable reporting

Weeks before the official handover, Block Management agreed to resolve this issue as quickly as possible.

Block Management swiftly managed the schedule and presented the directors a full report across all accounts.

The directors were delighted, and we have maintained this level of accuracy in our reports ever since.
