We are a small block of newly-built luxury flats on a quiet road at the side of a small shopping centre in Bordon. We have found Block Management UK Ltd to be very friendly and helpful. Our preferred mode of contact is via email: all faults and problems we have are reported to me (being disabled, I am nearly always at home) and I then assess them in order of urgency. For example, 1 or 2 lamps burnt out on a corridor with 7 or 8 are not as urgent as an outside door lock failure. Normally, I would email these faults to Block Management UK Ltd and they would raise purchase orders and instruct our local preferred builder within some 24 to 48 hours – I would have received indication of this either the same day (morning/early afternoon request) or the following day (for later), which is usually sufficient.
We did have recourse to their out of hours maintenance service recently when our garage shutter door failed to open on a Sunday afternoon. Within a space of 30 minutes or so of calling their number, I was speaking to the maintenance manager who checked the problem with me. About an hour later, I had a call saying that the door people would not be attending (!), but that Block Management UK Ltd had already contacted our builder for an electrician first thing Monday morning. By calling-in favours with residents, we managed to get the door up for early risers to go to work. On investigation by the electrician, it was obvious we needed a special part – I called Block Management UK Ltd for permission for an urgently purchase over the internet with a repayment – they agreed immediately and the part arrived in short order.
I consider that the best way to judge a management company is their performance on an out of hours or very urgent security problems: I have nothing but praise for their response. If you are living in a large block with many entrances, or a small block with perhaps one ‘front door’ and a garage, I think that Block Management UK Ltd will be able to provide you with the peace of mind that they are always there to help.

Our Building is a complex building built in 2005 comprising 220 apartments mainly residential with some mixed commercial use.
